Homebuying with Lisa Wilson

As the homebuying season begins, many individuals and families are evaluating whether to purchase, refinance, or plan for a future move. Questions often center on financing options, upfront costs, and what to expect once an offer is accepted.

Lisa Wilson, Senior Mortgage Originator at GPO Federal Credit Union, works with members to navigate each stage of the process. Conversations typically begin with mortgage options and affordability, followed by a breakdown of down payments, closing costs, and escrow, including how property taxes and homeowners’ insurance are factored in.

“A lot of people come in unsure of where to start, and that’s completely normal,” Lisa said. “My goal is to help them understand their options and feel confident in the decisions they’re making, whether they’re ready to move forward now or just starting to plan.”

From there, the focus shifts to how a mortgage functions over time. Lisa outlines what makes up a monthly payment, including principal, interest, taxes, and insurance, while preparing members for the steps that follow an accepted offer, such as application, appraisal, inspection, and closing.

The process often includes guidance on selecting a real estate agent and home inspector, as well as awareness around misleading post-closing solicitations related to warranties or property records. For eligible homeowners, programs like STAR can provide a reduction in school tax obligations.

This approach reflects how GPO supports members throughout the home lending process, from initial questions through closing, with options that accommodate first-time buyers, refinancing needs, and varying financial situations.
